HRN1- Linmere Houghton Regis Phase 1 & 2

HRN1 is 262 hectares of open fields being championed by a developers consortium Lands Improvement Holdings. The land is to the north, northeast, and east of Houghton Regis, bounded by the line of the A5-M1 link, in the north, the M1 motorway in the east. HRN1 scheme will consist of up to 5,150 new homes and associated infrastructure, schools, playing fields, shops, offices.

Linmere is set to be a vibrant new community and a new centre for South Bedfordshire, with wellness at its heart and the outdoors on its doorstep.

Linmere is a place to put down roots. The development will deliver homes, of a wide range of type, style, and character homes, as well as three state-of-the-art primary schools, retail, leisure and entertainment offerings along with employment opportunities for new and existing residents alike. Linmere will be an exciting new collection of leafy and walkable neighbourhoods, situated north of Houghton Regis and nestled into verdant surroundings.

“The developers wanted to give the site a name that would celebrate the landscape-led design and quality of the new development, whilst simultaneously retaining strong links with the local community and Houghton Regis. The name Linmere means field of lime trees – a native British species which occur naturally in Houghton Regis.

With one-third of Linmere dedicated to green space, and surrounding wetlands and wooded areas, you’re never more than a five-minute walk away from nature.

Our works included All temporary works required to install and construct the permanent works. Assisting with the discharge of planning conditions and other required approvals. Undertaking all duties and responsibilities as highlighted in the 2015 CDM regulations. We managed the interface with the Clients ecological and archaeological consultants to mitigate the construction impact.

Acting as main contractors we were responsible for site set up and compounds, temporary access and haul roads. Works were carried out under NEC 4, with an activity schedule.

Topsoil ground profiling, associated with levelling the parks/pitches and land forming for ‘feature ponds’, mounds and earth bunds, existing road embankments, graded footpaths and cycle paths. Tree planting semi-mature over 300 semi-mature trees including tree pit formation soiling and drainage. Formation and planting of woodland, formal hedging, hedgerow and thicket planting, complete with associated soiling, protective fencing, tree shelters, ground flora seeding and establishment. Grass and wildflower seeding and establishment to open spaces, cricket pitch, road verges and roundabouts. The construction and installation of footpaths and cycle paths of various sizes and finishes. The formation and creation of attenuations ponds including lining, headwalls, sheet piling and hydro breaks.

Semi-mature Lime trees were planted along the Linmere new central road.
